I really liked his attitude!
I wouldn't usually say this but the way he had handled my mortgage was really pleasant. I personally enjoyed the time spent with him while we discussed feasible rates. He's a great man with a great personality and he offered really low interests as well. Definitely recommend him to others.
--- Tom Troiano - Atlantic City, NJ

He's nothing short of a miracle!
I'm a self-employed businessman and had him figure out the mortgage of the house after 30% down payment. The interest rates I received were incredibly low given what I had thought of earlier. One other important thing to note was that I hadn't really taken any loans earlier, so I had no credit history. He helped me out with all that as well so I can't really call him anything else but a miracle.
--- Fran Suarez - Cleveland, OH

He's really helpful!
I made a bid to him and the very same day he gave me an offer which I couldn't resist. It was too intimidating with those incredibly low interest rates and all, thoroughly recommend him.

--- Barbra & Nick Grimmer - Austin, TX

Great broker!
Bill was a great broker to work with. As first time home buyers we had many questions about the process, Bill took the time to help us even calling us back on weekends with answers. I would not hesitate to recommend him to anyone looking for a broker to work with.
--- Murray & Lisa Turner - Pensacola, FL

Outstanding service!
I couldn't have been more pleased with Bill's level of service. He made what is typically a lengthy, arduous process far quicker and easier at every turn. I'm extremely comfortable recommending Bill to friends and family, and will definitely utilize his services again!

1. Select a VA-approved Lender
On the surface, it might appear that any lender will do. However, if you dig a little deeper, you may discover that not all lenders are the same. First, only lenders approved by the U.S. Department of Veterans Affairs can originate VA mortgages. Secondly, some lenders focus primarily on conventional loans, while others concentrate almost exclusively on the VA loan program for military clients. Using a VA specialty lender with extensive knowledge about the VA loan process vs. a lender who only funds a few VA mortgages a year may translate into an easier and quicker loan process. To connect with a VA specialty lender, please click here.
2. Obtain a Certificate of Eligibility (COE)
An experienced lender can help you obtain what’s called a Certificate of Eligibility (COE). The COE will prove that you meet initial eligibility standards for VA loan benefits. It will also let the lender know how much entitlement you can receive, which is the amount the Department of Veterans Affairs will guarantee on your VA loan. To get your COE, you’ll need to give your lender a bit of information about your military service. Usually, a COE can be acquired online instantly through a lender’s portal or through the eBenefits portal on the va.gov website. Those servicemembers or surviving spouses whose COEs cannot be obtained online will have to get theirs by mail. A VA lender or the VA can help direct you to the right resource for your specific situation.
3. Pre-Qualify for Your Loan Amount
Pre-qualifying is important, but not required. By choosing to complete this step you can save some time and potential surprises later in the process. To pre-qualify for your loan amount, you’ll have a candid conversation with your VA loan professional about your income, credit history, employment, marital status and other factors. Giving your lender complete details during the pre-qualifying step can help prevent surprises later during underwriting. The pre-qualifying step can also reveal areas that need improvement before you can be approved, such as credit or debt-to-income ratio. While a prequalification letter gives you a ballpark price range for house hunting, it does not guarantee that you will be approved for a loan, and your lender will later have to verify the information you provide. To get a loan requires later final approval by underwriting once all documents have been received and reviewed (see Step 5).
4. Go House Hunting & Find Home
The fourth step is usually one borrowers enjoy because they get to look at homes they might consider buying. Working with a real estate professional who specializes in the VA process can help you get the most out of your benefits. This is true because the VA allows certain fees and costs to be paid by the seller (if both you and the seller agree), and a knowledgeable agent will know this and help you negotiate seller-paid fees. Once you’ve got a signed purchase agreement, you can move forward in the VA loan process.
5. Lender Processes Application
& Orders VA Appraisal
A signed purchase contract is the document you’ll need to finish your initial application. Once your lender has the contract, they will order the VA appraisal. Here again, not just any appraiser will do. Only a professional who is certified to perform appraisals to VA standards can evaluate the home being considered for VA financing. The VA appraiser will make sure the price you’ve agreed to pay for the home corresponds with the current value. Another very important part of the VA appraisal is to inspect the home to make sure it meets the VA minimum property requirements (VA MPRs). However, the VA appraisal does not take the place of a home inspection, which focuses on code violations, defects and the condition of the property. While many borrowers have heard horror stories about the length of the VA appraisal process, the Department of Veterans Affairs gives the appraisers 10 days from order to completion barring extenuating circumstances. While you’re waiting for appraisal documents, you’ll be busy submitting documents of your own to your VA-approved lender to show you have the ability to qualify for the loan. If the home passes appraisal for value and VA minimum property requirements, and it’s verified by the lender that you qualify for your loan, the underwriter will give his or her stamp of approval.
6. Close on Your Loan and Move In
After being approved by the underwriter, all that is left to do is close and move in. During closing, the property legally transfers from the former owner to you. Closing is a step that requires you to sign documents that confirm you understand and agree to the terms of the loan. You will need to provide proof of homeowners insurance and, if required, pay closing costs. Once you’ve signed all your closing documents, you’ll get the keys to your new home.
While these steps may not happen in the order above or be a required part (such as prequalification)*, they represent the typical process for the applicant in obtaining a VA purchase loan. Your lender may need to take other steps. For more information about VA loans, contact an experienced VA-approved lender.

🏡 The Independent Mortgage Broker Advantage: More Loan Options, Personalized Guidance & Smarter Financing 🔑
💰 Why Choose an Independent Mortgage Broker? More Choice, More Flexibility & Better Mortgage Solutions 🏠
The Independent Mortgage Broker Advantage
Buying or refinancing a home is one of the largest financial transactions most people will ever make. Yet many borrowers begin the process assuming that their bank is automatically the best—or only—place to get a mortgage.
It isn't.
An independent mortgage broker approaches home financing differently. Instead of representing a single bank and being limited primarily to that institution's mortgage products, a mortgage broker can evaluate loan programs from multiple lenders.
That distinction can give borrowers something extremely valuable: choice.
At Medallion Funds, our objective is to help borrowers evaluate financing based on their individual financial profile, property, and goals—not simply fit every borrower into the same lending box.
What Is an Independent Mortgage Broker?
A mortgage broker serves as an intermediary between a borrower and potential mortgage lenders.
A traditional bank or direct lender generally offers its own lending programs. If you qualify for those programs, that may work well. If your circumstances fall outside the lender's guidelines, however, your choices at that institution can become limited.
An independent mortgage broker can potentially access multiple wholesale lenders and loan programs.
That creates an important advantage.
Instead of asking:
"Do you qualify for our mortgage?"
The conversation can become:
"Which available mortgage program may fit your situation?"
That is a fundamentally different approach to mortgage financing.
Advantage #1: Access to More Mortgage Options
One of the biggest potential advantages of working with an independent mortgage broker is access to a broader selection of loan programs.
Depending on the borrower's qualifications and property, those options may include:
·Conventional mortgages
·FHA loans
·VA loans
·USDA loans
·Jumbo mortgages
·Non-QM loans
·Bank statement mortgages
·Asset-depletion programs
·Investor and DSCR financing
·Doctor and professional mortgage programs
·Construction and renovation financing
No single program is right for every borrower.
A salaried first-time buyer, self-employed business owner, physician, veteran, real estate investor, and high-net-worth borrower can have dramatically different financial profiles.
The value of a mortgage broker is the ability to evaluate those differences and identify financing options designed around them.
Advantage #2: Shopping Multiple Mortgage Lenders
Mortgage rates matter, but rate alone does not determine whether a mortgage is a good deal.
Borrowers should also consider factors such as lender fees, points, mortgage insurance, down payment, prepayment provisions where applicable, underwriting requirements, loan structure, and total cash required to close.
An independent mortgage broker can compare available options among multiple lenders rather than relying exclusively on a single lender's rate sheet.
More importantly, the goal should not simply be finding the lowest advertised mortgage rate.
It should be finding a competitive mortgage structure that fits the borrower's overall objectives.
Advantage #3: Solutions for Self-Employed Borrowers
Self-employed borrowers frequently discover that mortgage underwriting treats income differently than they expected.
Business owners often legitimately minimize taxable income through deductions and tax planning. That can be beneficial from a tax perspective but potentially create challenges when traditional mortgage underwriting relies heavily on taxable income.
An independent mortgage broker may be able to evaluate alternative programs, including certain bank statement, P&L, asset-utilization, one-year tax-return, or other Non-QM mortgage programs, when appropriate.
These programs aren't shortcuts around underwriting. Borrowers still need to meet applicable credit, income, asset, property, and program requirements.
The difference is that alternative documentation can provide another way to evaluate qualified borrowers whose finances do not fit conventional underwriting neatly.
Advantage #4: Options When a Bank Says No
A mortgage denial from one bank doesn't necessarily mean that every lender will reach the same conclusion.
Lenders can have different overlays, credit requirements, debt-to-income limitations, property guidelines, reserve requirements, and underwriting criteria.
That means a borrower who doesn't qualify with Lender A could potentially meet the requirements of Lender B.
This is where access to multiple lending sources can become especially valuable.
Rather than starting the mortgage process over independently with one lender after another, a mortgage broker can help identify programs that better align with the borrower's circumstances.
Advantage #5: Personalized Mortgage Guidance
Mortgages are not commodities.
Two borrowers purchasing homes for exactly the same price may need completely different financing strategies.
Consider questions such as:
How long do you expect to own the property?
How much cash do you want to keep after closing?
Is minimizing your monthly payment more important than minimizing upfront costs?
Could you benefit from paying points—or would retaining liquidity make more sense?
Are you self-employed?
Do you expect your income to increase significantly?
Is the property a primary residence, second home, or investment?
These considerations can affect which mortgage structure makes sense.
The objective should therefore be broader than simply asking, "What's today's rate?"
A better question is:
"What financing strategy best supports my goals?"
Advantage #6: A Mortgage Broker Can Help Manage the Process
Finding a lender is only one part of obtaining a mortgage.
A transaction can involve loan officers, processors, underwriters, appraisers, insurance agents, title companies, real estate agents, builders, attorneys, and other professionals.
A mortgage broker helps coordinate the financing side of that process—from initial qualification through underwriting and closing.
For homebuyers, particularly first-time buyers, having an experienced mortgage professional helping manage those moving pieces can make the process easier to understand.
Mortgage Brokers Can Help Real Estate Agents, Too
The independent mortgage broker model can also benefit real estate professionals.
Agents need financing partners who can help:
·Properly qualify buyers before offers are submitted
·Identify potential financing problems early
·Evaluate alternative loan programs when conventional financing doesn't work
·Communicate throughout underwriting
·Help keep financing timelines moving
·Structure solutions for unusual borrower profiles
Strong financing can make a purchase contract stronger.
For real estate agents and builders, working with a mortgage professional who has access to multiple lending channels can create additional financing possibilities for their clients.
The Lowest Mortgage Rate Isn't Always the Best Mortgage
Borrowers understandably focus on interest rates.
But financing decisions should consider the entire transaction.
Imagine one mortgage offering a slightly lower rate but requiring significant discount points, while another carries a modestly higher rate with substantially lower upfront costs.
Which is better?
The answer depends on factors such as how long you expect to keep the mortgage and your financial objectives.
That is why mortgage comparisons should consider rate, APR, lender costs, points, monthly payment, cash to close, loan features, and expected holding period.
A mortgage should be evaluated as a complete financial structure—not simply as an interest rate.
Who May Benefit From Working With an Independent Mortgage Broker?
Mortgage brokers can be particularly valuable for borrowers who want to compare multiple financing options or have circumstances that require more specialized underwriting.
That can include:
First-time homebuyers who need guidance comparing conventional, FHA, VA, USDA, and down-payment strategies.
Veterans and active-duty borrowers exploring VA purchase, refinance, construction, or renovation possibilities where available.
Doctors and dentists who may qualify for specialized professional mortgage programs.
Self-employed borrowers whose taxable income doesn't necessarily reflect their complete financial capacity.
Real estate investors seeking financing based on investment-property economics.
High-net-worth borrowers evaluating jumbo or asset-based strategies.
Borrowers with unique financial profiles who may not fit standard agency underwriting guidelines.
Independent Doesn't Mean One-Size-Fits-All
The biggest advantage of an independent mortgage broker isn't any single mortgage product.
It's the ability to evaluate alternatives.
Some borrowers will ultimately discover that a conventional mortgage is their strongest option. Others may benefit from government-backed financing, jumbo lending, specialized professional programs, or Non-QM financing.
The objective isn't to make the loan more complicated.
It's to identify an appropriate financing path based on the borrower.
Work With Medallion Funds
At Medallion Funds, we believe borrowers should understand their mortgage options before making a major financial decision.
Whether you're purchasing your first home, moving into your next property, refinancing, investing in real estate, or trying to qualify with a more complex income structure, we can help evaluate available financing strategies.
More lender options. More flexibility. Personalized mortgage guidance.
That's the Independent Mortgage Broker Advantage.
